Services

Small Rear, Side Extensions and Roof Conversions

Where these do not face a right of way, planning approval is sometimes not required. We Will advise on this if it comes under permitted development. Although not strictly necessary, a certificate of permitted development can be sought from the Planning Authority for which a fee equal to the  planning fee is required.

If planning permission is required a fee would be payable to the Local Authority.

Conservation Areas

If your property is in a conservation area different and stricter rules apply for permitted development. Planning requirements will tend to be stricter.  Permitted development is restricted more.


Listed Buildings
In a listed building, listed building consent will be required whether or not planning permission is also required.

Listed buildings will require Listed Building Consent as well as Planning Approval and will apply to the property whatever is considered to be done.
Initial Discussions

Discussing your requirements and advising where appropriate.

Surveying the existing building or checking survey if you have existing drawings.

Preparation of Drawings

Draw up plans and elevations for planning approval if required.

Provide block and location plans.

Submission of application to planning authority (LA fee required).

If necessary we will employ a structural engineer where there may be structural problems particularly in connection with drainage or foundations and for the sizing of structural beams and timber joists.

Submission of Drawings for Planning Approval

Drawings and a specification are submitted normally electronically either for planning approval or for Permitted Development approval.

A fee is payable to the local authority for this. Planning approval cannot be guaranteed but in most cases a satisfactory conclusion is achieved.

Submission of Drawings and Specification for Building Regulations Approval

This can be done alongside planning permission or can be left until we are certain of receiving planning permission. This involves extra work to drawings and a full specification. It may also require the services of a structural engineer.
